How a Teratai placement works

Every service begins with the same first step: a conversation. We ask about your timeline, the precinct you are drawn to, your household, your budget, and any particular requirements. From there, the process differs by service tier — but the underlying principle does not. We do not rush, and we do not present a property we would not ourselves be comfortable recommending.

Putrajaya Residence Search

A focused search for clients drawn to the calm precincts of Putrajaya — the residential quarters surrounding Persiaran Perdana, the waterside districts of Precinct 11, and the quieter streets of Precinct 9. The area is known for its civic calm, generous parkland, and a slower rhythm than central Kuala Lumpur.

Each candidate residence is pre-visited and assessed honestly before any viewing is arranged. You receive a written shortlist — typically three to five properties — with our notes on each one.

Lease Coordination & Tenancy Support

A coordination service for the formal stages of residence placement — owner verification, lease drafting and review, deposit and utility handover, inventory documentation, and the initial move-in walkthrough. This service is suited to clients who have identified a property (through us or elsewhere) and need thorough, calm support through the tenancy process.

Throughout the tenancy term we act as a single point of contact between resident and owner. Quiet renewal support is offered at term-end.

Service Three

Signature Waterside Residence Programme

A relationship-led arrangement for clients seeking the upper tier of Putrajaya's residential rental market — full-floor residences with lake outlook, considered duplex homes within Precinct 10, and architecturally led residences along Persiaran Perdana. This is our most complete service, encompassing the search, the placement, and continuing attention through the residency.

Includes private viewings, building dossiers, airport reception, household staff introductions, and a continuing concierge relationship through the full tenancy term.
