What areas of Putrajaya do you cover?
Our work is concentrated in the residential precincts surrounding Persiaran Perdana, and the waterside districts of Precinct 9, 10, and 11. These are the areas we visit regularly and know well enough to give you honest guidance. We do not cover the whole of Klang Valley — our focus is Putrajaya specifically.
How long does the residence search take?
For most clients, we present a considered shortlist within 10 to 14 working days. This depends on your timeline, budget, and how specific your requirements are. The Signature Programme, which involves a curated selection of upper-tier properties, may take slightly longer — we prefer to get it right rather than quickly.
Are your fees paid by the tenant or the owner?
Our service fees are paid by the client (tenant). This keeps our interests clearly aligned with yours, not the property owner's. You will know from the start exactly what you are paying and what is included.
What does lease review actually involve?
We go through the tenancy agreement clause by clause, flagging anything that is ambiguous or tilted unfavourably. We are not lawyers and do not provide legal advice — but we have read many Malaysian tenancy agreements and know which provisions are worth querying before you sign.
Can you help with furnished or unfurnished properties?
Both. The Putrajaya rental market includes fully furnished residences designed for immediate occupancy, as well as unfurnished or partially furnished properties that allow you to settle in at your own pace. We present whichever matches your preference and budget.
Is the Signature Programme only for diplomatic clients?
Not at all. While Putrajaya does attract a number of diplomatic and senior government families, our Signature clients include senior executives, returning Malaysians, and individuals who simply prefer a more considered and supported approach to finding a high-quality home. The common thread is a preference for quietness and care over speed.
